Maintenance issues are no fun, but His House Property Management is here to help! Before we dispatch a professional, please review these Self-Help videos and tips.

If you have an after-hours maintenance emergency, you can always reach us at 855-559-5525.

If the issue remains unresolved after reviewing the below information and videos, please submit a maintenance request online through your Resident Portal.

Call 911 or your Gas Company (most likely Atmos Energy or Xcel Energy).

Immediately shut off the water to the house. His House places a GREEN TAG on the main water shutoff valve at each of our properties (most likely located in the basement, mechanical room, or underneath the kitchen sink).

Check with your neighbors to see if they have power, reset the main circuit breaker, and if necessary, contact your electric company (most likely Xcel Energy, Poudre Valley REA, United Power, or City of Loveland).

  • For major sewer line backups, submit a maintenance request online through your Resident Portal or call 855-559-5525 (after hours).
  • Immediately stop running water down the drain (toilets, washing machines, dishwashers, bathtubs, showers, sinks, etc.).

Most ‘No A/C’ situations are due to lack of airflow in the system, which is normally caused by a dirty furnace filter.

Follow these steps in this order:

Step 1: Verify that the home is equipped with Central AC by looking for a large metal AC condenser fan outside somewhere next to the house.

Step 2: Install a brand-new furnace filter by following this video:

Step 3: Change the setting on the thermostat to the ‘Off’ position.

Step 4: Leave the thermostat and A/C system ‘Off’ completely for a full 24-hours.

Step 5: Turn the thermostat back onto the ‘A/C’ or ‘Cool’ setting.

Step 1: Change thermostat batteries.

Step 2: Change the furnace filter.

Step 3: Reboot the Furnace.
